Engelking Design

Dan Engelking has a good thing going on with Engelking Design. He’s easy going and he loves his job. I’ve been impressed with his work as he has made me some business cards and a banner for my website and podcast.

He designs a wide range of products such as business cards, banners, vehicle wraps, car magnets, window cling, t-shirts, postcards and much more. If you have printing needs, Engelking Design can meet those needs, and at prices that are hard to beat.

Engelking, a Stephen F. Austin  State University graduate, began his design career at Signs of Times in Nacogdoches, a small shop located a block away from SFA. He grew a passion for the field and eventually graduated with a Bachelor in Business Administration and has a second major in Advertising Design.

Shortly after graduating from SFA, Dan married his wife Sara and the newlyweds moved to Tyler.

“Over the next few years I gained further experience by running a 60” large format printer and designing signs and marketing materials,” he says in a statement found on his website (engelkingdesign.com) “As a designer, I also created concept and production drawings for many types of illuminated signage. I learned a great deal running the printer, but I missed working directly with clients like I did at the small sign shop where I got my start. Out of this desire, Engelking Design was started.”

East Texas Real Estate, Invest in Land

Tyler Texas Land and InvestmentsTime and time again you’ll hear the advice of, “if you are going to invest in something, then invest in land.” East Texas real estate holds its value over time, and most of the time only increases in value. While it is true that the current economic condition has seen a decline in the fair market value of real estate, in most cases the property is still worth as much or more as when it was originally built or purchased.

And the economy will stabilize and see a turn back toward increasing values. The market has already started to show signs of recovery and prices are beginning to level out. There is still time to take advantage of the East Texas real estate buyer’s market, but how much time exactly is difficult to say. The best course of action if you are considering purchasing a home is to act now rather than later.

Even if you already own a home, purchasing a piece of East Texas real estate could turn into quite a lucrative investment over time. Since prices are still low and the market does seem to be showing signs of a shift, you could very easily pick up an inexpensive property, wait a few years, and then sell it for a very nice return on your investment. If you are in the position to invest in this way, then this is the closest thing to a guarantee you will ever encounter in the risky world of investing.

Movie in the Park

Bergfeld Park has been the home of many shows, banquets, and events in East Texas. Some of them are very odd, like the animals in the park were they only sold ice cream treats for your dog and not for your kids, but some of them are a great idea, like the movie in the park. A few times a year a huge projector screen is set up in the middle of the park and a family friendly film is played. This event is opened for anyone in Tyler TX or even visitors. They always play movies that are appropriate for small children, if it be an old Don Knotts film or a somewhat new release.

Many times people bring free drink and snacks for everyone watching the movies. I was surprised how many people came out to this Tyler TX event. We had so much fun even though the seat were not that comfortable and it was pretty hot outside (it does help that it is not in during the day). This is a great event for your family met other families and the best part is that it is free. You can see signs on the corner of Broadway and the park of the newest shows and times, they also advertise for other up coming events.

The Annual Parade of Homes

In case you live in a bubble, and have yet to see the signs all around Tyler this week, The annual Parade of Homes is about to start again in our area. Every year for fifty seven years now the Parade of homes puts newly built or remodeled houses on display for East Texans. Of course the houses open for display are generally up- scale and therefore more expensive residences.  Brought to you by Sherwin Williams and the Tyler Area Builders Association, Tyler’s parade of homes begins today, June fifth and runs through the fifteenth. Of the twenty eight homes on display this year half have already been sold. This year’s parade takes the visitor all over East Texas, from Lindale, to Chandler to Tyler, Whitehouse, and Flint, even all the way out to Bullard.  Each year a part of the proceeds for the event are given to a local charity. The recipient of this year’s donation will be the Azleway Boys’ Home and Breckenridge Village, in Tyler.

The question for the average East Texan becomes, is this really an event I’ll enjoy, or is it merely for those in real-estate or with the income to potentially invest in a more high- end pricey home? The answer is no; for the person who enjoys watching HGTV, (Home and Garden Television) or any of the plethora of home design or home decorating shows on TLC (The Learning Channel), or DIY Network (Do It Yourself), this is a do not miss event! For those people, and I am nominally one of them, the trick seems to be to hit the high points, by which I mean the bigger more expensive homes. Forgive the crude metaphor, but a friend of mine calls this house pornography. It’s for most of us, an unrealistic picture of the ideal home and life, with all kinds of superficial extras that don’t really matter, although it’s fun to imagine owning them.

For those who are actually interested in building or otherwise investing in more moderately priced real-estate, the tour has a number of more realistic designs and models on display in order to offer ideas and inspiration to the visitor. And keep in mind by the way that in comparison to the rest of the country, the Texas real-estate market is relatively healthy. So my advice overall is simply this, leave your own vanity and materialist impulses at the door as much as possible, then go window shopping. Enjoy the larger display homes like you would a museum; and then return home to your average Tyler area residence grateful for your own blessings and for the fact that you don’t have to pay the mortgage on those overpriced models you just visited. With that in mind you may sleep better.
